Framed Drop-Down Tray Ceiling
Step-by-step guide made from Indy Farm Life's YouTube video.
Frame a custom drop-down tray ceiling around the perimeter of a room using 2x4 lumber and 1/2-inch OSB sheathing. This build-down soffit method creates a 12-inch drop and 24-inch wide perimeter box while meeting fire-blocking code requirements and providing a concealed channel for wiring and lighting.

- Difficulty: intermediate
- Finished size: 24 in wide x 12 in drop around room perimeter
Disclaimer
- This project involves overhead framing, fire-blocking code requirements, and routing wiring inside a ceiling cavity. Verify all local building, fire, and electrical codes before starting, and consult a licensed professional or building inspector to ensure your installation is safe and compliant.
Safety
- Ensure all fire blocking is properly installed according to local building codes to prevent potential electrical or wall fires from spreading into the attic cavity.
- Use caution and proper blade guards when ripping full sheets of 1/2-inch OSB on a table saw, and enlist a helper when lifting and fastening overhead 2x4 framing from a ladder.
Must know before you build
- Table saw is critical for clean, straight 1/2-inch OSB rips.
- Install perpendicular 2x4 joist blocking before hanging parallel soffit runs.
- Install vertical/horizontal OSB fire blocking to meet code and prevent fire spread.
- Frame soffit 23 inches wide: 1/2-inch wall OSB + 23-inch soffit frame + 1/2-inch outer OSB face equals 24-inch width.
- Route wiring through soffit cavity before closing for future lighting/audio.
- Existing drywall acts as fire block; omit OSB strips in retrofits.
Tools
- Step ladder (A-frame step ladder)
- Cordless drill or impact driver (cordless drill/driver)
- Table saw (jobsite or stationary table saw) (optional)
- Circular saw (handheld circular saw)
Materials
- Construction screws (1 bucket, wood screws)
- 1/2-inch OSB sheathing (oriented strand board (OSB), 1/2 in, 1/2 in thick, ripped into 12 in and 23 in wide strips)
- 2x4 framing lumber (dimensional lumber, 2x4, 2x4 (12 ft or 14 ft runs, plus 20 in cross studs))
Step by step
Step 1: Install Wall and Ceiling Fire Blocking
Rip 1/2-inch OSB into 12-inch and 23-inch strips and fasten them around the upper wall perimeter and ceiling joists to form the fire block.
- Fasten 12-inch OSB strips around the upper wall perimeter. Rip 1/2-inch OSB into 12-inch wide strips and screw them horizontally against the top of the wall studs around the entire perimeter of the room.
- Attach 23-inch OSB strips to the ceiling joists. Rip 1/2-inch OSB into 23-inch wide strips and screw them to the underside of the ceiling joists around the room perimeter, butting the back edge tight against the 12-inch wall OSB.
- Tip: Cut the ceiling OSB strips to 23 inches wide so that when combined with the 1/2-inch back wall OSB and the 1/2-inch front OSB face, the total soffit width equals 24 inches.
Step 2: Build the 2x4 Soffit Frames
Assemble 23-inch wide ladder frames on the floor using 2x4 top and bottom plates with 20-inch studs spaced 16 inches on center.
- Cut and assemble 23-inch wide 2x4 ladder frames on the floor. Build manageable 12- to 14-foot ladder frames flat on the floor using a 2x4 bottom plate, a 2x4 top plate, and 20-inch 2x4 cross studs spaced 16 inches on center for a total width of 23 inches.
- Tip: Cut the cross studs to 20 inches so that when sandwiched between the two 1.5-inch thick 2x4 plates, the total frame width is 23 inches.
- Tip: Assemble the soffit frames on the floor in manageable 12- or 14-foot sections rather than trying to span a long wall in a single heavy piece.
Step 3: Install the Ceiling Ledger and Outer OSB Face
Screw a 2x4 ledger strip along the outer edge of the 23-inch ceiling OSB and attach the 12-inch vertical OSB drop face to it.
- Screw a 2x4 ledger along the outer edge of the ceiling OSB. Fasten a 2x4 flat against the underside of the 23-inch ceiling OSB strips, flush with their outer perimeter edge, screwing through the OSB into the ceiling joists and joist blocking above.
- Attach the 12-inch outer OSB face to the ceiling ledger. Screw a 12-inch wide strip of 1/2-inch OSB vertically into the outer edge of the ceiling 2x4 ledger all the way around the room so it hangs down 12 inches.
- Tip: Unlike the inner wall and ceiling strips, this outer 12-inch OSB face is not required by code for fire blocking because it will be covered with drywall, but hanging it from the top ledger first gives you a flange to tuck and screw the 2x4 soffit frames behind.
Step 4: Hang the Soffit Frames and Frame the Corners
Drive temporary support screws into the wall studs below the wall OSB, lift the 2x4 soffit frames into position, secure them through the outer OSB face, and block in the corners.
- Drive temporary support screws into the wall studs. Drive construction screws partially into the wall studs every couple of studs directly beneath the bottom edge of the 12-inch wall OSB strip.
- Tip: Drive screws into the wall studs every couple of studs right at the base of the wall OSB so you can rest the back edge of the soffit frame on them during installation.
- Lift the soffit frames and screw them into place. With a helper, lift the 2x4 ladder frame up, rest the wall-side plate on the temporary support screws, pull the hanging 12-inch outer OSB strip out slightly to tuck the front plate behind it, and drive screws through the outer OSB face and into the wall studs.
- Tip: If you do not have a second person to help lift pre-built frames, you can frame the soffit piecemeal directly up on the ceiling, though it is more labor-intensive than assembling sections on the floor.
- Piece in 2x4 blocking at the room corners. Where the pre-built 12- or 14-foot ladder frames stop short of the room corners, cut and screw individual 2x4 plates and cross blocks in place overhead to complete the corner framing.
- Tip: Have a second person help lift and hold the pre-built 2x4 soffit frames overhead while you secure them.
Step 5: Install Joist Blocking for Parallel Runs
Install 2x4 blocking between ceiling joists on room sides where the tray ceiling runs parallel to the joists to provide solid fastening points.
- Add perpendicular 2x4 blocking between parallel ceiling joists. On the two walls of the room where the ceiling joists run parallel to the wall, cut and screw 2x4 blocking between the ceiling joists to provide a solid nailing surface for the 23-inch ceiling OSB and the inner 2x4 ceiling ledger.
- Tip: Install 2x4 blocking between the ceiling joists before hanging the ceiling OSB and 2x4 ledger on the sides of the room that run parallel to the joists.
